If you are buying a property, we ensure everything is ready for your moving in date. We manage the transaction from the start, beginning with the best advice on which type of survey you require before making your offer. We do our best to provide you with realistic timescales and update you immediately on any changes of which we become aware. We answer all financial queries, such as the amount you put down as a deposit, specific mortgage conditions, stamp duty and leaseholder notice fees, all of which affect the cost of buying and keeping your home.
If you are selling, we maintain regular contact with the buyer's solicitor and draw up the necessary property forms and fixtures & fittings lists that smooth the sale. We advise on estate agent's fees and check any agreements they have asked you to sign. We'll be on hand to finalise the deal, provide the deeds for signing and remain involved until everything is settled.
As you may know, residential properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP). The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. We will advise you in detail on the preparation of your HIP and where and how to obtain any further outstanding information.
We will also act for you if you wish to remortgage your home and release equity from your major asset either to use the money for something entirely different, to buy another property, or simply to take advantage of a variation in interest rates that works to your benefit.
